Position Information

High school diploma or equivalent
Preferred Qualifications
- Bachelor's degree with a minimum of three (3) years of experience in custodial operations, facilities management, or operational data analysis.
- Experience with computerized maintenance management systems (CMMS).
- Background in higher education or large-scale facilities operations.
- Familiarity with Lean or continuous improvement principles.
The Building Services Equipment and Service Level Analyst will be responsible for evaluating, tracking, and improving the operational efficiency, reliability, and service quality of custodial and building maintenance operations across all assigned zones. This position analyzes equipment performance, service delivery standards, and resource utilization to ensure consistent, high-quality custodial and maintenance outcomes that align with departmental goals and university standards.
Knowledge, Skills, Abilities and/or Competencies
- Strong understanding of custodial operations, cleaning standards, and maintenance best practices.
- Proficiency in Microsoft Excel, Power BI, or other data analysis and visualization tools.
- Excellent organizational, analytical, and written communication skills.
- Ability to evaluate operational data and develop recommendations based on trends.
- Strong problem-solving skills with attention to detail and accuracy.
- Ability to collaborate effectively with managers, supervisors, and support staff across multiple zones.
- Knowledge of preventive maintenance planning and asset management systems preferred.
- Work is performed in both office and field settings.
- Walk through multiple buildings and across campus for inspections.
- Occasionally lift up to 25 pounds and operate or assess custodial equipment.
- May require early morning, evening, or weekend work for operational evaluations.

Equipment Inventory & Performance-
- Maintain a comprehensive inventory of custodial and maintenance equipment.
- Monitor condition, age, and functionality of equipment.
- Analyze equipment performance, downtime, and maintenance records.
- Prepare recommendations for replacement or repair to improve efficiency.
Service-Level Reviews & Reporting-
- Conduct service-level reviews and analyze custodial inspection data.
- Track performance trends and identify deficiencies.
- Work with zone managers to address service quality issues.
- Support development and monitoring of key performance indicators (KPIs).
- Compile and present reports summarizing operational metrics (equipment status, maintenance compliance, service quality scores).
- Develop dashboards and visual reports for management review.
Collaboration & Process Improvement-
- Collaborate with supervisors and team leads to improve staff performance through better equipment care and operational best practices.
- Provide data-based recommendations for process and scheduling improvements
Special Projects & Strategic Initiatives-
- Participate in special projects, audits, or initiatives supporting the strategic goals of Building Services and the Facilities Management Division.
